Job Title: Project Director-construction background 职位:项目总监(工程背景) Job Description: ü To lead the construction of all disciplines; 负责工程相关的所有事宜。 ü To directly manage the construction team; 管理工程团队。 ü Responsible for construction management, especially project management execution; 负责工程管理,尤其项目管理工作的落实,实施。 ü Responsible for the management of coordination among contractors, designer, consultants and other consultancy companies; 负责管理,协调承包商,设计师,顾问以及其他咨询公司的相关问题。 ü Monitor construction activities to insure that all phases of performance of work are done in accordance with established corporate standards, contractual agreement, and as expeditiously and economically as possible 监管工程相关的所有事宜以确保各个阶段的工作结果能符和企业标准以及合同条款的相关规定。 ü Ensures the construction project complies with building codes and any other legal or regulatory requirements. 确保工程项目的实施是依据相关国家规定的建筑规范和其他相关法规的要求落实的。 ü Well understand the construction estimates, the budgets and the construction timetable and develops the strategy for each project, ensure the project is on schedule and within budget 。 了解项目估值,预算,工程进度以及每个项目的发展策略,确保项目能在预测时间内竣工并确保花费在预算内。 ü Coordinate team members in HQ and project companies, keep good communication with report construction work to HQ line manager; 与总部团队以及项目公司相协调,把相关的工程工作能及时有效的传达到总部领导层做汇报。 ü Site control and safety; 工地管理确保安全性。 ü Support HQ tender work for technical perspective, lead construction team draft tender strategy suggestion, tender scope, specification draft, review and approval; 支持技术方面的招标工作,引领工程团队制定招标策略,范围,规格,审核以及批复。 ü Lead construction team to support design department design review and comments. 带领工程团队支持设计部门对其设计方案进行审核及给予相关意见。 ü When delays or problems occur, as the first responder, ready to make the changes required to move the project past the issue; 施工延期或者相关问题出现,及时带领团队解决问题。 ü Have common sense to potential VO, to maximum avoid VO during procurement process; 尽可能大的避免采购流程的变更。 ü Other duties as assigned: 其他相关职责 · To support HQ BD work, schedule estimation & conceptual design in order to help on the project secured. 支持总部项目开发,进度估算以及概念设计工作,确保项目能够及时的落实实施。 · Ensure all procedures and implementations are in accordance with corporate policy and procedures as well as project criterion. 确保所有的流程和实施都是是按照公司标准以及流程来实施的。 · Support and assist in other department’s work. 支持与协助其他部门的工作。 工程前期、设计、成本及营销 Requirements: 要求 ü Bachelor’s degree in civil engineering or MEP, project management 土木工程、建筑或项目管理专业的本科学历 ü Minimum 5 years of residential project management experience; 至少 5 年以上的住宅项目管理的相关经验 ü Responsible , full of passion for his work ,process good team spirit and leadership capabilities 拥有高度的责任感,对工作充满激情,良好的团队合作精神及领导力。 ü Well-developed analytica l and problem and solving skills 良好的分析及解决问题的技能 ü Good oral and written communication skills in both English and Mandarin 优秀的口头和书面英语及普通话沟通能力和表达能力 ü Highly proficient in MS Office, particularly Excel, Project, PPT etc. 良好的办公软件技能 ü Ability to work both independently and in a team setting 能够独立完成工作 ü adaptable, creative, and thrives in a fast-paced environment 能够尽快的适应快节奏的工作环境 Professional in communication skills and teamwork. 专业的交流技能以及团队合作能力。 ü Be proactive, hardworking, to work under pressure. 具有工作积极性,工作努力,抗压能力强 ü Honest, discipline regulated. 诚实,遵守公司相关规定。
